VILLAGE

The exciting new mixed-use development at the heart of Clifton Village

 
 

THE SCHEME

The former WH Smith site at Clifton Down Road is being transformed to make way for new high-quality development, ‘The Village’. This will provide offices, a restaurant, a gym/studio and shops, including a new Marks & Spencer food store.

 

Plans by THAT Group to redevelop the site were approved by Bristol City Council in January 2020. Consent was given for 6,500 sq. ft. of prime retail space across two floors as well as 18,000 sq. ft. of class A1 / A3 offices. The development also includes improvements to the streetscape around the site, with new landscaping and highway improvements along Boyce’s Avenue and parts of Kings Road.

 

A s73 application, for minor amendments to the original design, was submitted to Bristol City Council in May 2022. Further details can be found on the Council’s planning portal – Search for Application Reference: 22/02693/X

SITE WORKS

Demolition and clearance of the buildings on the site were completed in Q1 2021 by Bristol-based specialist contractor TR Demolition.

 

Since then, we have progressed with detailed design, main contractor procurement, s278 (Highways) negotiations, utility diversion agreements, tenant negotiations and preparation of the s73 application.

 

Once the s73 application has been determined we hope to start construction within a few months. We expect this to be in Q4 2022, and the project is expected to take around 15 months to complete.

 

Further information regarding the construction phase of the project will be provided in due course.
